A history of failed attempts — and a legal landmark
The 2013 deal that ended in court
In June 2013, 43 of the 48 owners — 89.58% by share value — agreed to a $150.17 million offer from an entity linked to Tuan Sing Holdings (Stacked Homes, 2026). The five dissenters objected to a collective sale agreement that reportedly placed extra costs on them: double contributions to the common fund, the cost of Strata Titles Board and court proceedings, and liability for any delay. Each dissenter would also have been paid about $42,000 less than a neighbour in an identical unit (Stacked Homes, 2026).
The High Court approved the sale in February 2015, striking the disputed clauses out as a condition of the sale. The Court of Appeal rejected both halves of that reasoning and cancelled the sale in October 2015 (Stacked Homes, 2026). It ruled that the transaction had not been carried out in good faith under section 84A(9)(a) of the Land Titles (Strata) Act, and that once bad faith is established, a court has no power to salvage a sale by editing the agreement (Stacked Homes, 2026).

Four days before that deadline, the government had increased the additional buyer's stamp duty from 15% to 20% for foreigners buying residential property, and from 7% to 12% for Singapore citizens buying a second property (Stacked Homes, 2026).
JLL, the marketing agent then as now, relaunched the tender, but it closed on 27 February 2019 without success (JLL, 2026; Stacked Homes, 2026).

Caveat records for Gilstead Court itself are thin but firm: five transactions since 2021, one in each year, at a median price of $1,913 psf. Prices range from $2.58 million in December 2021 to $2.998 million in June 2025 (Stacked Homes, 2026).
The site sits next to an established landed enclave, a short walk from Novena MRT station on the North-South Line and Newton MRT interchange on the North-South and Downtown lines (Stacked Homes, 2026).
