CPF accrued interest
Estimated at the CPF Ordinary Account rate (2.5% p.a.), compounded monthly from the purchase date on the whole CPF amount you enter. If part of it went into monthly instalments the real figure is lower: use the accrued interest on your CPF statement for the exact amount. On sale, the principal and accrued interest are refunded to your CPF Ordinary Account.

1. Equity term loans
Some banks lend against the equity in a private home. The amount and your eligibility are decided by the bank under MAS rules, including the TDSR limit on your total debt, and use the bank's own valuation. The figure on this page is only an indicative headroom.
2. CPF accrued interest
CPF Ordinary Account money used for the home must be refunded to your CPF account on sale, with the interest it would have earned (2.5% p.a., compounded monthly). This page assumes the whole amount you enter was used from the purchase date, so it can overstate the interest; your CPF statement shows the exact figure.
3. Seller's Stamp Duty (SSD) Holding Window
Seller's Stamp Duty depends on when the property was bought. For purchases on or after 4 July 2025 it applies if sold within 4 years: 16%, 12%, 8% and 4% in years 1 to 4. For purchases from 11 March 2017 to 3 July 2025 it is 12%, 8% and 4% in years 1 to 3. Enter your exact purchase date; see IRAS for the rules that apply to you.
